A private road has to handle water over its whole length, which is what separates it from a short suburban driveway. Every low point, every side slope and every crossing is somewhere water can take the road away.

How the job runs

    Set the route

    Route chosen to work with the contours rather than fight them. The cheapest road to build and maintain follows the land.

    Cut and shape

    Cut and fill to a workable gradient, with a crown or consistent cross-fall built into the full length.

  3. 3

    Handle water throughout

    Culverts at crossings, ditches alongside, water bars and turnouts on grades. Water has to leave the road frequently, not run along it.

  4. 4

    Base and surface

    Compacted base with crush run over it, rolled to a finished surface that binds and sheds.

What affects your price

Priced by length, width, how much cut and fill the terrain needs, culvert and ditch work, and material haul distance. Terrain is usually the biggest single variable.

Why it's different in Georgia

North Georgia terrain and rainfall make drainage the deciding factor on a private road. Roads here fail from water long before they fail from traffic, so turnouts, water bars and correctly sized culverts are where the money should go.

How wide should a private road be?

Twelve feet of running surface suits most residential access, wider on bends and where vehicles need to pass. Emergency services access requirements may set a minimum in your county.

What is the biggest cause of failure?

Water running along the road instead of off it. Crown, ditches, turnouts and culverts matter far more than the depth of stone.

Can you build on steep terrain?

Usually, with switchbacks and cut-and-fill benching. Gradient limits depend on what has to drive it — we will be straight about what is practical.

Gravel or paved?

Gravel for most private access — far cheaper, repairable and better on moving ground. Paving makes sense on short steep sections where gravel will not stay put.
